Lettings Property Co-ordinator/Manager

Salary- £25-£32k depending on experience.

Job Description

Superb opportunity for career progression within a growing company that

specialises in Lettings and Property Management. Your role will be within a small

team in a Sidcup office, managing existing and new clients and participate in the growth of the company.

The job of Lettings Property Manager is split into 4 sections;

Pre-let

Viewings

Post-let

Property management

Pre-let;

  • Advising clients of legislative documents required to be in place for their property. Obtaining these documents and ensuring signed terms of business by clients are in place prior to marketing.
  • Prepare property for marketing. Taking photos, room measurements, portal and website updates and window advert arrangement.

Viewings;

  • Arrange viewings and undertake pre-qualification questions.
  • Undertake viewings AM/PM
  • Update clients with potential tenants and review questionnaires.
  • Take holding payments

Post Let;

  • Submit potential tenants through referencing
  • Arrange legislative documents in good time.
  • Draft AST
  • Protect deposit and obtain certification
  • Prepare Inventory and take inventory photos
  • Attend check-in
  • Finalise Let and notify council tax and all utilities.

Property Management;

  • Deal with day to day maintenance issues and arranging works.
  • Liaise with tenants and landlords regarding defects/updates of property
  • Arrange 6 monthly property inspections. Conduct and issue reports to landlords.
  • Arrange annual gas certificates
  • Arrange electrical installation condition reports
  • Arrange energy performance certificates
  • Keep up to date with changes to How to Rent guide
  • Arrange tenancy agreement renewals
  • Keep Alto updated

The ideal candidate:

  • Full UK Driving Licence, with their own car.
  • Excellent attention to details
  • Excellent level of customer service skills
  • Team player
  • ARLA qualified or have a good understanding of lettings legislation
  • Excellent IT skills and ideally have some knowledge of letting management software
